When purchasing a custom home, one of the most important decisions you’ll make is whether you want multiple floors. So what’s better: single-story living or a multi-story design?

Unfortunately, there is no right answer to that question! Both layouts come with their own set of advantages and disadvantages, all of which have to be considered when designing your home. Energy Efficiency

Single story homes have a clear advantage in the energy efficiency department. Basic laws of physics dictate that cool air sinks and hot air rises, so a single-story setup naturally alleviates this problem. Even with features like high ceilings or an open floor plan, single-story homes are simply more efficient.

With that said, there are certainly ways to alleviate this in multi-story homes. Smart thermostats and careful HVAC layouts can target only certain areas of the home for cooling, and use of natural light or semi-underground layouts (such as a split level) can help.

Accessibility

Most multi-story homes are going to use stairs as the means for getting up and down. For disabled people, this is obviously going to be a non-starter without serious modifications. You should seriously consider this both for your own future and for any visiting family members.

But like with energy efficiency, smart layouts can save the day. Placing related rooms on one level can reduce trips up and down the stairs.

Look and Feel

This is where things really get subjective: your choice of single vs. multi-story will have a huge impact on how your home looks inside and out. A single-story home can look modern and even futuristic from the outside, but you’ll be more limited in terms of verticality indoors.

The verticality of having a great room with a balcony, or extra-high-ceilings, or other distinguishing features is a big reason to go with a multi-level floorplan. Likewise, that same verticality can lend multi-story homes a more traditional or old-school look on the outside.
