We spend a lot of time with our clients before signing a contract to identify every specification/detail possible in order to have the most accurate contract price we can.
We do not like to have change orders for items that could have been identified before starting. We know most builders look forward to the change order process to increase their profit margin, but our goal is to get through the build process without having our clients spend anything above the signed contract amount. Often clients come in under the original contract amount due to our generous allowances and the commitment our vendors have to finding the best options at the lowest prices.
Here is a text from a Chapel Ridge client after her first round of vendor meetings:
“WOW, what an exciting two days I have had meeting with all of your vendors. So much fun shopping for “stuff”.
Each and every one were waiting for me with their copy of my plans, their allowances to share with me, their knowledge, expertise, ideas and suggestions. Very, very impressive. They each could not have been more complimentary of the two of you. They shared their experiences of working with you and what a great comfort to me to know you ALL have worked together for so long. THANK YOU for all you have done for me to make this process such a pleasant experience.
I think I will need a bigger tote bag to carry all my samples! ?”
